  • How Much Does An Application Cost?

    Application Fee: $37


    The application fee covers screening and processing services, which may include:


    ID Verification — $4

    Banking Verification — $6

    Credit Report — $12

    Criminal Background Screening — $8

    Eviction History Report — $5

    Payment Processing Fees — 2% + $0.30


    Application fees may be partially refundable for services not performed, in accordance with applicable Montana law.

  • If I don't get the Rental can I get my Application Fee Back?

    Application fees help cover the cost of screening and processing services. In accordance with Montana law, refundable amounts may be returned for any screening services that were not completed.


    Because screening costs are incurred during the application process, portions of the application fee may become non-refundable once services have been performed.

  • What is your Income Requirement?

    Most properties require applicants to provide proof of gross monthly income equal to at least two times the monthly rent. Some properties may have additional qualification requirements.

  • What is your Credit Requirement?

    Credit history is one of several factors considered during the application review process. While requirements may vary by property, general credit guidelines are as follows:


    700+ — Generally qualifies for standard approval with completed application and supporting documentation.

    550–699 — May require additional review or supporting criteria.

    Below 550 — Applications below this range may not qualify for approval.


    Outstanding collections related to previous landlords, utility providers, telecommunications services, or internet/cable accounts may need to be resolved prior to approval consideration.


  • How long does it take to process my application?

    Most applications are reviewed within approximately 72 business hours. Processing times can vary depending on the completeness of the application, reference responses, and overall application volume.


    Weekends and holidays may extend processing timelines.

  • What might disqualify an application?

    Applications are reviewed based on several qualification factors, including income, credit history, rental history, and references. Reasons an application may not qualify include:


    • Incomplete applications or missing documentation
    • Previous evictions or outstanding landlord collections
    • Insufficient income or inability to verify income
    • Unsatisfactory rental or personal references
    • Active bankruptcies
    • Credit concerns, including limited or low credit history
    • Restricted pet breeds or excessive number of vehicles

    Criminal history is reviewed on a case-by-case basis in accordance with applicable laws and property requirements.

  • Do I need a Co-Signer?

    A co-signer may be requested for applicants with limited rental history, limited credit history, or additional qualification concerns.


    In some cases, an increased security deposit may be considered as an alternative to a co-signer, depending on the property and application.


    Co-Signer Requirements

    Co-signers must:

    • Have a credit score of 700 or higher
    • Provide verifiable income
    • Have gross monthly income of at least three times the monthly rent

    Co-signers must meet income and qualification requirements established by the property.


  • What if I have Pets?

    Many of our properties allow pets, though pet policies and restrictions vary by property. Please review the individual listing details to confirm whether pets are permitted.

  • Do you have a Waitlist?

    Availability changes frequently, and some properties may have upcoming openings that are not yet listed online. Please contact our office for current availability and upcoming rental opportunities.


  • Do You Accept Housing Vouchers?

    Many of our properties can work with housing voucher programs, depending on the property and program requirements. Applicants must still meet the property's qualification criteria, including any applicable income requirements.

  • Occupancy Guidelines

    Occupancy limits are generally based on the number of bedrooms in the home.


    In most cases, up to two occupants are permitted per bedroom. Exceptions may be considered for children under the age of two living with a parent or legal guardian.


    Bedroom spaces are generally defined as rooms intended primarily for sleeping and may include requirements related to windows, closet space, and safety standards.
